Palomino Place is a new residential community taking shape in Davis, California. Formerly known as Wildhorse Horse Ranch, the infill development sits along East Covell Boulevard beside the existing Wildhorse neighborhood and agricultural land on the eastern edge of the city.

As construction moved forward, the project required extensive new underground infrastructure to support the growing community, including sanitary sewer, stormwater collection, drainage structures, and a pump station.

For the City of Davis, however, building new infrastructure is about more than meeting the needs of today. The City has taken a proactive approach to protecting its underground systems for the long term, particularly in areas where sewer infrastructure can face more aggressive conditions.

Protecting Against Corrosion

A portion of the sanitary sewer system serving Palomino Place is downstream from an agricultural area. Because these structures are located near agricultural uses, they may be exposed to wastewater conditions that increase the risk of corrosion compared with a typical sanitary sewer environment.

One of the primary concerns is hydrogen sulfide, or H₂S. Over time, conditions inside a sanitary sewer can allow H₂S to contribute to microbial-induced corrosion that attacks exposed concrete and can shorten the service life of a structure.

Rather than waiting for deterioration to become a rehabilitation problem years down the road, Davis requires additional corrosion protection for sanitary sewer manholes in these more aggressive environments. For Palomino Place, 11 of the project’s 18 sanitary sewer manholes required this added level of protection.

At the same time, the development needed much more than sanitary sewer structures. A significant network of drop inlets, storm drain manholes, and other precast infrastructure was also required, creating an opportunity to simplify procurement by sourcing multiple products from a single local supplier.

One Stop Infrastructure Shop

Jensen Infrastructure supplied 11 fully lined precast sanitary sewer manholes designed to provide a protective barrier between the concrete structure and the corrosive environment inside. The system incorporates FRP and HDPE protective lining while retaining the proven strength and familiarity of reinforced precast concrete.

The result gives municipalities another option for protecting critical sanitary sewer infrastructure without moving away from precast concrete. For additional confidence in long-term performance, Jensen backs its lined structures with a 50-year corrosion-resistance warranty.

The lined manholes were also just one piece of Jensen’s contribution to the new development. Jensen supplied 39 drop inlets, all 18 of the project’s 48” sanitary sewer manholes, 30 storm drain manholes ranging from 48” to 72”, and a pump station.

Jensen’s protective lining capabilities can support precast production across our network of facilities. Liners produced by Jensen in the Pacific Northwest are shipped to other Jensen locations and incorporated into precast structures closer to the project.

That capability gave the Palomino Place team a single source for a wide range of precast products, including both standard structures and fully lined sanitary sewer manholes. Jensen’s lined precast manholes are an approved option within the City of Davis specifications, providing a corrosion-resistant alternative for applications where additional protection is required.

For Palomino Place, that meant pairing a forward-looking approach to infrastructure protection with a local precast partner capable of supplying much more than a single product. The finished system is designed not only to serve a new community, but to protect the infrastructure beneath it for decades to come.
